Overview

United Cerebral Palsy of Los Angeles, Ventura & Santa Barbara Counties (UCPLA) is one of the leading non-profit companies in caring for individuals with developmental disabilities.

 

The United Cerebral Palsy of Los Angeles, Ventura & Santa Barbara Counties (“UCPLA”) Resident Manager A (RMA) is responsible for the day-to-day operations of UCPLA’s affordable apartments, which house tenants with developmental disabilities. The RMA performs the daily operations of two properties (with a total of 21 tenant units), interacts with residents, guests, tenant support staff, vendors, UCPLA staff and management (Stakeholders) and addresses Stakeholder concerns, including maintenance concerns. The RMA works in partnership with his or her assigned Resident Manager B (RMB) to meet the needs of Stakeholders, with the RMB having principal responsibility for ensuring maintenance needs are met and the RMA having principal responsibility to ensure other operational needs are met. This position requires supervision over properties in Stanton and Torrance. The RMA will live on-site in the assigned apartment complex in either Stanton or Torrance. The RMA may be assigned to other properties as needed by UCPLA.

Responsibilities

  • Responsible for alerting the Senior Resident Manager of any unusual occurrence and/or damage that has taken place or that may occur.
  • Works with Management, Regional Center and/or tenant support staff to proactively resolve tenant issues.
  • Conduct move-in, move-out, and semi-annual inspections of units. Enforces all applicable provisions under the lease agreement, reports lease violations and/or criminal activity and counsels residents regarding lease compliance.
  • While retaining principal responsibility to address and resolve Stakeholder issues in a proactive and legally compliant manner that promotes the best interests of UCPLA, works in close partnership with RMB to achieve this goal.
  • Regularly patrols residential sites and related facilities, such as laundry rooms, parking lots, trash areas, grounds and common areas, to identify safety, security and maintenance problems.
  • Ensures completion of, completes and/or assists with annual and interim recertification of all residents
  • Collects rents and submits to UCPLA by the sixth (6th) day of each month and ensures rent is collected and submitted to UCPLA in all supervised buildings.
  • Receive deliveries related to the support, maintenance and operations of the properties. Performs light maintenance such as changing light bulbs and smoke detectors, picking up litter, or moving items. Ensures compliance of all work-related activities in a fair, ethical, and consistent manner.
  • Completes payroll time sheets and mileage reimbursement and submits to supervisor as required. Submits paperwork, invoices, etc. on a semi-monthly basis.
  • Assures safety standards are used which comply with all company, local, City, State, and Federal guidelines. Understands facility fire/disaster procedures and role in emergencies.
  • Follows company policies and procedures and those outlined in the Employee Handbook.

Qualifications

  • High School diploma or GED
  • Must have reliable means of transportation
  • One (1) to three (3) years property management experience
  • Experience working with the developmentally disabled or special needs populations is preferred
  • Ability to assess daily workloads and materials necessary to complete tasks. Use miscellaneous office equipment (e.g. calculators, computers, FAX machines, copiers, etc.)
  • Must be customer service oriented. Ability to handle difficult situations in a courteous and professional manner
  • Ability to work with minimal supervision and make independent decisions while unaccompanied
  • Knowledge of health and safety issues
