The Resident Manager (RM) reports to the UCPLA Senior Resident Manager and is responsible for the day-to-day operations of UCPLA's affordable apartments, which house tenants with developmental disabilities. The RM performs general property management operations and performs a variety of residential maintenance of UCPLA properties, which house tenants with developmental disabilities. The RM interacts with residents, guests, tenant support staff, vendors, and UCPLA staff and management, and addresses Stakeholder concerns. The RM must live on-site and must respond to after-hours calls within his/her region.This position requires supervision over properties in Goleta and Carpinteria. The RM will live in Goleta.


  • Responsible for alerting the Senior Resident Manager of any unusual occurrence and/or damage that has taken place or that may occur
  • Works with Management, Regional Center and/or tenant support staff to proactively resolve tenant issues
  • Conducts move-in, move-out, and semi-annual inspections of units
  • Ensures completion of, completes and/or assists with annual and interim recertifications of all residents
  • Collects rents and submits to UCPLA by the sixth (6th) day of each month and ensures rent is collected and submitted to UCPLA in all supervised buildings
  • Manages and coordinates resources to accomplish property goals and objectives
  • Troubleshoots minor maintenance problems involving electrical, structural, plumbing, and equipment repair or replacement; performs preventive building maintenance duties, routine plumbing and electrical repairs; repairs and replaces door knobs or locks, door closures, and patches holes in walls; paints and refurbishes as necessary
  • Monitors work being performed by outside contractors
  • Carries cellular telephone as required for on-call maintenance
  • Completes payroll timesheets and mileage reimbursement and submits to supervisor as required
  • Understands facility fire/disaster procedures and role in emergencies
  • Performs other duties as assigned to meet department and/or business needs


  • High school Diploma or GED
  • Must have reliable means of transportation
  • One (1) to three (3) years building maintenance experience or property management experience
  • Experience working with the developmentally disabled or special needs populations is preferred
  • Use of miscellaneous office equipment (e.g., calculators, computers, FAX machines, copiers, etc.)
  • Knowledge of health and safety issues with structures, vehicle operations, and power tools
  • Knowledge of occupational hazards and safety precautions
  • Knowledge of machinery, equipment, tools necessary for maintenance and repair of buildings; ability to work with cleaners, pesticides, and disinfectants
  • Ability to lift up to 25 to 100 pounds occasionally
