Overview

United Cerebral Palsy of Los Angeles, Ventura & Santa Barbara Counties (UCPLA) is one of the leading non-profit companies in caring for individuals with developmental disabilities.

 

The United Cerebral Palsy of Los Angeles, Ventura & Santa Barbara Counties (“UCPLA”) Resident Manager B (RMB) is responsible for the day-to-day maintenance of UCPLA’s assigned affordable apartments, which house tenants with developmental disabilities. The RMB works in partnership with his or her assigned Resident Manager A (RMA), who focuses on operational concerns for the assigned units. The RMB performs the daily maintenance operations of two properties (with a total of 21 tenant units), and also interacts with residents, guests, tenant support staff, vendors, and UCPLA staff and management (Stakeholders) to directly address or refer non-maintenance Stakeholder concerns to the assigned RMA. This position would require supervision over properties in Stanton and Torrance.The RMB will live on-site in the assigned apartment complex in either Stanton or Torrance. The RMB may be assigned to other properties as needed by UCPLA.

Responsibilities

  • Responsible for alerting the Senior Resident Manager of any unusual occurrence and/or damage that has taken place or that may occur.
  • Works with Management, Regional Center and/or tenant support staff to proactively resolve tenant issues.
  • Reports lease violations and/or criminal activity and counsels residents regarding lease compliance
  • Collects rents and submits to UCPLA by the sixth (6th) day of each month and ensures rent is collected and submitted to UCPLA in all supervised buildings.
  • Regularly patrols residential sites and related facilities, such as laundry rooms, parking lots, trash areas, grounds and common areas, to identify safety, security and maintenance problems.
  • Troubleshoots minor maintenance problems involving electrical, structural, plumbing, and equipment repair or replacement; performs preventive building maintenance duties, routine plumbing and electrical repairs; repairs and replaces door knobs or locks, door closures, and patches holes in walls; paints and refurbishes as necessary.
  • Arranges and monitors work being performed by outside contractors. Assures safety standards are used which comply with all company, local, City, State, and Federal guidelines.
  • Completes payroll time sheets and mileage reimbursement and submits to supervisor as required. Submits paperwork, invoices, etc. on a semi-monthly basis.
  • Understands facility fire/disaster procedures and role in emergencies. Follows company policies and procedures and those outlined in the Employee Handbook.
  • Performs other duties as assigned to meet department and/or business needs.

Qualifications

  • High School diploma or GED
  • Must have reliable transportation
  • One (1) to three (3) years building maintenance experience or property management experience
  • Experience working with the developmentally disabled or special needs populations is preferred
  • Use of miscellaneous office equipment (e.g. calculators, computers, FAX machines, copiers, etc.). Knowledge of health and safety issues with structures, vehicle operations, and power tools.
  • Ability and knowledge to work with cleaners, pesticides and disinfectants in a safe manner.
  • Ability to assess daily workloads and materials necessary to complete tasks and make independent decisions while unaccompanied
